Building Safety Act Awareness

This one-day course offers an overview of legal duties under the Building Safety Act (BSA). This focuses on structural and fire safety in high-risk buildings (those 18m high and more than two residential units). It requires a ‘golden thread of information’, considering safety at every stage of the building’s lifetime, including the earliest stages of planning.

Course content

The course includes:

  • Introduction to the BSA: A breakdown of why the act is in place and the implications of the changes made

  • Basic requirements of the act and government and regulatory duties

  • Definition of a "high-risk" building

  • The Golden Thread: Production and retention of the ‘golden thread’, along with how duty holders must maintain and review the documentation

  • The 3 gateways: Requirements for each of the 3 gateways, what happens at each point of the gateway process and what the regulator will need

  • The role of each duty holder and differences between these roles under the CDM regs and under the BSA

  • Competencies and behaviours: Government guidance for the appointment of competent persons within the BSA, with a focus on behavioural competence and the implications of appointees and "serious sanctions".

Teaching and assessment

  • A 25-question multiple choice assessment is held at the end of the session

  • At all times questions are welcomed from the group to clarify points and promote understanding of the key points.

Entry requirements

  1. Learners must be present for the entirety of the session and visible on webcam throughout. Those who cannot comply must attend and complete the course again.

  2. Laptop or tablet able to connect to Microsoft Teams. If using a tablet, please download the Teams app prior to the session. If using an Apple device,  you’ll also need a second device to access the assessment.

  3. Good spoken and written English.

  4. Valid form of ID. See accepted forms of ID.
